17R Harding Rd in Norwood is a two-bedroom ADU we designed — 756 square feet, two bedrooms, one bath. Our work was the drawings and the stamp; a contractor built it from them. It is finished, occupied, and was listed at $2,246 a month in January 2026.

“Permit-ready” is an easy thing to claim. This set went through a real building department and a real contractor, and came out the other end as a dwelling somebody lives in. More on ADUs in Norwood.

That rent is what this specific unit was listed at on that date — not a projection for your property. Rents vary by town, size, and condition, and we don't forecast them.

The Rules Changed · February 2025

You no longer need a variance to build an ADU in Massachusetts.

Under the Affordable Homes Act, ADUs under 900 sq ft are now allowed by right in single-family zoning districts statewide — no special permit, no zoning board. Boston has its own citywide path under Article 53. Either way, the old “will the town even let me?” question is answered.

Are your ADU plans permit-ready?

Yes. Every plan is designed to meet BPDA and Article 53 requirements and is ready to submit for permit, so you skip months of custom design work.

What is included in a plan set?

Every set includes dimensioned floor plans, exterior elevations, foundation and structural framing plans, cross-sections, construction details, and compliance notes — PE-stamped and ready to submit. MEP (mechanical, electrical, plumbing) drawings are not required for residential permitting and are not part of the base set.

Can the plans be adjusted to fit my lot?

Yes. Site-specific adjustments are part of every engagement and are handled by our principal engineer. Larger custom modifications are available by inquiry.

How fast can I get started?

Because our plans are pre-designed, there is no blank-page design phase. Most clients are moving toward permitting within days of selecting a plan.

Do you build the ADU too?
